Detail of Indicators

m2 of healthy, circular buildings

Buildings are considered healthy and circular when they are designed as materials banks.

It is a building where the products of which it is composed will be characterized according to several criteria (non-toxicity, circularity, environmental and social performance…), and the whole building will be dismountable as much as possible.

This figure increases every year and the inventory function of myUpcyclea helps to support this approach.

% of non-toxic products in buildings

There are 4 degrees of non-toxicity for a product:

1) Healthy products: does not contain any prohibited Cradle to Cradle components (international circular economy label), CMR substances and its VOC emissions are controlled,

2) Products with controlled and verified toxicity : The product does not contain any prohibited Cradle To Cradle substances,

3) Controlled Toxicity Products: The manufacturer declares its product to be safe but this claim has not been verified by a third party,

4) Products of known or unknown toxicity: The manufacturer has not provided information on the toxicity of its product OR has declared that its product contains substances on the C2C banned list.

Ici sont considérés comme non-toxique les produits sains les produits appartenant aux 3 premières catégories.

% of circularity of buildings

The circularity indicator reflects the eco-design work carried out on a building.

It takes into account both:

1) The previous lives of the products constituting it: the proportion of materials from recycling or rapidly renewable,

2) The fact that the products are well designed to be recovered at the end of their period of use: the demountability of the products and the identification of their next possible uses.

A 0% circular building is a building that cannot be dismantled, whose products do not contain recycled materials and are not recovered at the end of the period of use.

A 100% circular building is a building where 100% of the products are made of recycled materials and can be dismantled, and have identified recycling or reuse type recovery scenarios.

of recycled/biosourced materials

Building products are characterized on the platform in circular passports (product identity card), where the proportion of recycled or rapidly renewable material in the product is indicated.

A rapidly renewable material corresponds to a biosourced material whose stock can be replenished over a short period of time (10 years). This includes plant-based materials harvested on a 10-year cycle (or less) as well as FSC-certified wood and wood products.

This indicator therefore gives the average share of recycled or rapidly renewable materials in all building products.

Minimum % of added value through reuse/upcycling

This indicator corresponds to the minimum savings/revenues potentially generated through circular management of used building resources. This figure means that, on average, at least 3% of the initial cost of a building can potentially be recovered if a circular approach to its construction/renovation is adopted.

It takes into account the value of the material at the end of the period of use, and includes the additional costs of clean disposal as well as the savings compared to conventional waste management.

The interest of this indicator is that it provides a bridge between the eco-design work of a building and its market value.

Maximum % of added value through reuse/upcycling

This indicator corresponds to the maximum savings/revenues potentially generated through circular management of the building’s used resources. This figure means that, on average, at least 13% of the initial cost of a building can potentially be recovered if a circular approach is adopted for its construction/renovation.

It takes into account the value of the material at the end of the period of use, and includes the additional costs of clean disposal as well as the savings compared to conventional waste management.

The interest of this indicator is that it provides a bridge between the eco-design work of a building and its market value.
